Abstract. This article discusses the housing strategy of Russia's young family. We analyze the basic concept of "housing" as the terminal value. We present empirical evidence of this concept in the framework of indicators such as: the need for housing for young families; options for improving the living conditions of the respondents; respondents' attitude to the maternal capital; respondents' attitude to mortgage lending; assessment of the mortgage lending rates; assessment of state aid in the solution of the housing problem for young families. The increase of the size of the maternal capital depending on the price indexation from 2005 to 2015 is also considered. The authors describe the possible options for improving the living conditions of young families. The article reveals the respondents' assessment of their relation to maternal capital. We consider the mother's capital as a guarantee of obtaining mortgage by a young family. The variants of using the maternal capital: as repayment of principal and payment of interest on loans, or loans for the purchase (construction) of premises, as a down payment. The credit mortgage rates as socioeconomic channel of obtaing the loan are analyzed. The correlation of family institution problems with the possible housing solutions is held. The analysis of the social factors that impede the development and the formation of a young family is carried out. The applied nature of the sociological survey is given in practical recommendations on strengthening the family institution.
